Terms and Conditions of booking for Criss Cottage in Sheringham, Norfolk.
Please ensure you read these in full before booking.
Bookings can only be made by persons over the age of 21.
We operate a strict no smoking policy in Criss Cottage.
The number of people staying in the accommodation must not exceed the number stated on the booking form and never be more than 5 people plus a baby sleeping in a cot.
Up to two well behaved dogs are allowed in the cottage. There is no additional charge for dogs. However, dog owners will be held responsible for any damage caused by their pets and expected to pay the full cost for repair. Dogs are not to be allowed on furniture or beds.
Our preferred booking request method is via the booking request form online via the website. Alternatively booking requests can also be made by telephone on 013288555507 or 07979216838.
Provisional booking requests are held for seven days until a deposit cheque of 25% of the full hire price of Criss Cottage is received . If the 25% deposit is not received within 7 days of the booking request being made and we have made reasonable efforts to contact you, without success, the period booked provisionally becomes vacant and will become available to let to another hirer.
Cheques are payable to Sarah Henman and should be sent together with a completed booking request form, this can be emailed via the website or printed and enclosed with your cheque. BACS payments are also acceptable and details of our account can be emailed to you on request. The remaining balance for the cottage must be received six weeks before the booking, if not received this may result in cancellation of your holiday and loss of deposit. A reminder will be sent to you two months before your booking unless the full amount has already been received. Once the deposit is received, a confirmation letter will be sent to you by post, confirming the details of the booking. The deposit is non-returnable if you cancel within two months of your booking date.
We cannot accept any obligation or liability for any alteration or cancellation we may need to make, which is caused by circumstances outside of our control.
Whilst we try to take all reasonable steps to accommodate any proposed changes to the original booking dates, if a cancellation is made after the balance has been paid, this will result in a loss of all monies unless another booking is made by a separate party for the same week.
During peak seasons, Christmas week and all bank holidays, the lets for Criss Cottage are normally on a weekly basis from Friday to Friday. Peak seasons are defined as from April to the end of October.
Outside peak periods the cottage is available for short breaks, a short break is defined as four days or less. Breaks longer than four days will be charged at the full week price.
The keys will be stored in a secure key box at the back of the property , you will receive a code to open the box and access the keys for the cottage the week before your holiday. The cottage is available to you from 3 o’clock on the day of arrival. On departure please leave keys in the same box. Please depart by 10 am, this allows the necessary time to prepare and maintain the cottage.
Equipment – The use of accommodation equipment, where offered, such as stair gates, highchair, travel cot etc, is entirely at the users’ risk, and no responsibility can be accepted for injury.
Party numbers – In no circumstances may more than the maximum number of persons as stated on the website occupy a property. Owners reserve the right to refuse admittance if this condition is not observed. Only those listed on the booking may occupy the premises. The person who completes the booking, i.e. the lead name, certifies that he or she is authorised to agree to the Booking Conditions on behalf of all members of the party, including any changes. The lead name must be over 21 years and a member of the party occupying the property. The lead name agrees to take responsibility for all members of the party. The Owner reserve the right to refuse or revoke any bookings from parties that may in their opinion (and at their sole discretion) be unsuitable for the property concerned.
Your responsibilties – For the whole of the period included within your booking, you will be responsible for the property and will be expected to take all reasonable care of it. The property details aim to give accurate descriptions of the properties. Should there be any specific health or mobility difficulties which may affect a party member, this must be pointed out at the initial reservation stage so that the suitability of the property can be assessed. The property and all equipment and utensils must be left clean and tidy at the end of the hire period. The property must be vacated by 10.30am on the day of departure.
Damage – All damages and breakages are the legal responsibility of you, the Hirer, and should be notified to the Owner before the end of your holiday. The cost of damage or breakages shall be payable on demand. Normally, minor damage or breakages will not be charged but in circumstances where extra cleaning is required or there has been breakage or damage beyond what is reasonably to be expected, the Owner reserves the right to charge you for any additional costs incurred as a consequence .
Please note that the cot provided is a travel cot, cot linen is not provided.
Please leave the cottage in the same condition of cleanliness and order in which it was found.
The owner reserves the right to be allowed reasonable access to Criss Cottage at all times and to request any person causing a disturbance or behaving in an offensive manner to leave immediately.
Although we have in force appropriate insurance for public liability, responsibility cannot be accepted for your personal effects – all normal and proper precautions should be taken to safeguard your property.
